Have Your Stucco Inspected for Hidden Moisture Damage
If your home features stucco cladding, a stucco inspection — also called a moisture-probe test — is one of the smartest investments you can make. Our inspector begins with a thorough visual assessment of the exterior, looking for hairline cracks, sealant failures around windows and doors, discoloration and any other surface conditions that may indicate trapped moisture behind the finish coat.
When the visual assessment reveals vulnerable areas, the inspector uses minimally invasive probe techniques to determine whether moisture has penetrated the stucco system. Small test holes are drilled at strategic locations — typically around window and door openings, at kick-out flashing transitions and near roof-wall intersections — and a moisture meter is inserted to capture readings behind the cladding.
Each probe hole is sealed with an elastomeric/acrylic material after testing. While we cannot guarantee a perfect color match, the repair is close and in most cases indistinguishable from the surrounding finish. Upon completing the evaluation, we compile a detailed report with moisture readings, photographs and clear recommendations so you know exactly where your stucco stands.
Why Inspection Professionals?
Your home is one of the largest financial investments you will ever make. Ensuring that its exterior envelope is performing correctly is critical to protecting that investment. At Inspection Professionals, we have been identifying stucco and moisture issues across Bucks County, Montgomery County and the wider Delaware Valley for over 30 years.
Over that time, we have completed more than 15,000 inspections for satisfied homeowners and commercial property owners.
That track record gives you the confidence of knowing your stucco inspection will be handled professionally and accurately. After the assessment, we provide a comprehensive, photo-documented report that clearly outlines every finding.
Stucco-related moisture intrusion is one of the most common — and most expensive — problems we encounter in Southeastern Pennsylvania. Homes built between the mid-1990s and early 2010s are especially susceptible due to installation practices that were standard at the time but have since been recognized as inadequate. Left undetected, trapped moisture can lead to wood rot, mold growth and structural deterioration that costs tens of thousands of dollars to remediate.
That is why early detection matters. A proactive stucco inspection can save you from unexpected repair bills and give you negotiating leverage during a real-estate transaction. Whether you are buying a home in Delaware County, selling in Philadelphia or simply want to verify the condition of your current property’s exterior, our team has the expertise to give you a clear answer.
Our inspectors are licensed in Pennsylvania and New Jersey and are members of the American Society of Home Inspectors (ASHI). We carry full insurance, deliver reports within 24 hours and stand behind our work with a commitment to accuracy that has earned us a 5.0-star Google rating from 281 reviews.

Most Popular Questions
How do I know my stucco might need an inspection?
You may not be able to tell on your own, which is exactly why a professional stucco moisture-probe test exists. However, visible warning signs include cracking around windows, bubbling or discoloration on the surface, and soft spots when you press on the stucco. If your home was built between 1995 and 2012, a proactive inspection is strongly recommended.
How do I arrange to get an inspection?
Simply fill out the contact form on our website or give us a call at (215) 947-1000, and we will schedule one of our professional inspectors to evaluate your stucco. We serve Bucks County, Montgomery County, Philadelphia, Delaware County, South Jersey and Delaware.
What other types of inspections do you do?
In addition to stucco inspections, we offer comprehensive home inspections, radon testing, wood-destroying insect inspections, well flow testing, pre-concealment (pre-drywall) inspections, construction consultation and expert-witness services for litigation matters.
What happens after the inspection?
We provide a comprehensive, easy-to-read report that details any moisture intrusion we uncover, complete with probe-location maps and photographs. The report is clear and concise so you know exactly what, if anything, needs to be addressed.
